If u like to decorate, an open space to create your own bedrooms and etc, I'd say the treehouse. I created a second floor and two extra small rooms.

Shop House is cute and easy to decorate. I like that you can put whatever you want on the front.
The biggest bang for your buck is the luxury apartments but it takes a lot of Adopt Me Bucks to finish it.
The Rulers castle is fun and a nice layout, but super roomy and spread out.
The Dragon castle has nice tight upstairs layout for a basic kitchen, bathroom, bed and nursery.
The Futuristic House is cute and has a pool. This was my first full decorating job
